A gym-and-bar concept is going bigger in Denny Triangle

Glen Swain is putting approximately $8 million into a 45,000-square-foot private social club at 1827 Yale Ave, in a tower where Amazon let its office lease lapse. Presales for Sanctuary by Henry's Gymnasium opened September 29, 2026. The official site targets late Q1 2027 for the opening.

What Swain built first

Swain's first gym, Henry's Gymnasium in Lower Queen Anne, runs a full bar alongside the weight floor.

The Capitol Hill location opened December 2, 2024, in the 100-year-old Boylston Garage: equipment, a bar, and over 100 pieces of art, including three full-wall murals dedicated to the 1969 Stonewall Riots and a Harvey Milk tribute.

The Henry's model drew a following. A Google reviewer of the Queen Anne location was direct: "the equipment is insanely new, like everything feels fresh out the box and super well-maintained. No squeaky machines, no mystery resistance levels just smooth, premium everything. The whole space is immaculate."

Sanctuary's pitch

Swain told MyNorthwest in September 2026 what he was after: "The idea for Sanctuary was honestly recognizing the fact that in the Pacific Northwest, there really wasn't something designed to be a one-stop shop for everything. And by one-stop shop, I mean you can go and do your fitness, you can go and do Pilates, you can go and do yoga, you can focus on recovery."

He was equally plain about the competition: "We're not wanting to compete with an Equinox. We're not wanting to compete with others. We're wanting to have something that's just a step above what you would find with those other operators."

What the 45,000 square feet will hold

The space is set to include a booty studio, Pilates studio, yoga studio, free weights section, and a women's-only fitness studio.

The pool area is billed to feature saline mineral pools, Finnish saunas, cold plunges, and jacuzzis. Strength equipment will come from Arsenal, Gym 80, Hammer Strength, and Life Fitness. A Caffe Vita outpost, a smoothie bar, a main bar, and a 2,000-square-foot coworking space will also be inside.

A medical spa run with The Covery Health, a Louisiana-based chain that lists Seattle as coming soon on its own site, will offer treatments administered by a nurse practitioner. Architect Jeff Nagel of NAGELSport, who designed both Henry's locations, is back for this one. Sanctuary is the next project from that same team.

Swain wrote to Girvin, the branding agency behind Sanctuary's identity: "My Sanctuary will definitely be a showstopper, as it will visually be like no other Gym."
